Landlord and Tenant Responsibilities
- Landlords must have the legal right to lease their property and must obtain any necessary consents for sharing accommodations as per UAE Law No 26 of 2007 for Dubai, and Law No 20 of 2006 and subsequent amendments for Abu Dhabi.
- Tenants are responsible for ensuring they have the right to live in the shared accommodation and must abide by the terms set out in the tenancy agreement and by the UAE's legal provisions regarding subletting and sharing.
Ejari Registration
All tenancy agreements in Dubai must be registered with Ejari. Users of the Site agree to comply with the Ejari system's requirements, ensuring their tenancy contracts are recorded and validated as per Dubai Land Department guidelines.
Shared Accommodation Rules
Users must adhere to UAE laws decriminalizing cohabitation of unmarried and unrelated persons. Sharing accommodation is legal under the updated UAE laws, and users must respect the privacy and rights of all cohabitants.
Subletting
Any subletting arrangements must be explicitly allowed in the primary tenancy contract, with the landlord's prior written approval obtained. Subleases in Dubai shall not exceed the original tenancy term, and subtenants must be registered with the relevant authorities, such as through the Dubai REST APP.
Compliance
Users must ensure their use of the Site complies with local laws, including those related to the maximum number of occupants per residential unit, use of residential spaces, and family-sharing regulations as per Administrative Resolutions in Abu Dhabi.
